Triglyph Property Consultants were initially appointed to provide dilapidations advice on a 25 year term lease which expired in June 2009 of over 70,000 sq ft of office space. We assisted a complicated lease negotiation process which meant the tenant remained in occupation to 60% of the total office space whilst vacating the remaining office space for which Triglyph were then instructed to design and project manage the full refurbishment. In parallel to the dilapidations negotiations, Triglyph completed the full design and tender package for the refurbishment of common parts and returning the vacant office space back to a modern Cat A standard. The service upgrade kept the central services in place while upgrading all others including the building management system and fire alarm system.
The brief was to deliver a high quality of fit out which would compete with all new and available office space in the Milton Keynes area. The design was sympathetic to the needs of the client as the refurbishment took place while the tenant remained in occupation.
